2025 Mini Split Pricing Guide for East Texas
Honest answers to the #1 question we get: "How much does it cost?"

At Windsanity, we believe in transparency. While every home in Tyler, Lindale, and Longview is different, you shouldn't have to wait for an in-home visit just to get a ballpark idea. Below are our estimated price ranges for professional, warrantied installations.
The Single-Zone Solution
Best for: Garages, Master Bedrooms, Sunrooms, Bonus Rooms. Estimated Range: $3,800 - $5,800*
-
What this includes:
-
Professional load calculation (sizing).
-
One outdoor condenser & one indoor air handler.
-
Professional electrical disconnect & whip.
-
Premium line set covers (to match your home).
-
Concrete pad or wall bracket.
-
Labor, setup, and full warranty registration.
-

Multi-Zone Systems (Whole Home)
-
Best for: Barndominiums, Older Historic Homes, Whole-House Cooling. Estimated Range: $7,500 - $18,000+
 -
Why the big range?
-
A 2-zone system for a small cottage is very different from a 5-zone system for a large Barndominium.
-
Rough Rule of Thumb: Expect approx. $3,500 - $4,500 per indoor "head" installed.
-
Why Do Prices Vary?
-
Line Set Length: A unit installed directly on the other side of the wall is cheaper than one requiring 50 feet of piping through an attic or crawlspace.
-
Electrical Work: Does your breaker panel have room? Do we need to run a new dedicated circuit across the house?
-
Equipment Tier: We offer different tiers of efficiency (SEER ratings). Higher efficiency units cost more upfront but save you huge money on Tyler electric bills over 10 years.
-
The "Look": Custom line-hide covers that blend into your brick or siding take more time and material than leaving exposed pipes (which we never do).
The Hidden Cost of the "Lowest Bidder" "You might find someone on Facebook Marketplace offering to install a unit for $400 plus the cost of the box. Be careful.
-
No Warranty: Manufacturers will void your warranty if not installed by a licensed contractor.
-
Leaking Refrigerant: Bad flare connections are the #1 cause of failure. If the gas leaks out, you're paying hundreds for repairs a month later.
-
Mold Issues: Improper drainage leads to water damage and mold inside your walls. Windsanity does it right the first time, backed by full insurance and licenses.
